Fic search: Xander & Angel

I may be confusing the beginning with another story, but Xander talks Angel out of a relationship with Buffy before the whole 'moment of true happiness' thing and they eventually become friends.

The part I do remember is that Xander ends up living in the same apartment (apartment building?) as Angel. At some point Faith stays with them as well. Xander and Faith maybe sleep together? Angel convinces Xander's parents to let him move out in someway that involves giving them money and Xander gets upset that his parents basically sold him. Spike and Dru are around too, I think.

I've tried Google and looking through rec lists, but I just can't seem to find it. I think it may be by a well know writer which somehow makes it worse. :(
