Trying to find a college fic

A while back I read, and I'm not at all sure where, an all-human fic in which Buffy and the regular gang along with Spike are in college.  Some specific things I remember:

• Tara and Willow are together and are at least a year ahead of Buffy in school.  Near the end of the fic Tara and Willow stop seeing each other because they'll be attending different grad schools.
• Spike's mom is Buffy's art teacher.  All the kids tend to like Spikes mom (though they don't know it *is* Spikes mom until later on in the story)
• The dorm they all live in is sort of quirky.  There's a spiral stair case.  (I remember this because the to-do about getting Buffy's luggage upstairs.
• Faith is there too.
• Spike's at least a year ahead of Buffy in school.
• Buffy's dad wants her to be a business (accounting??) major but she changes to art.
• After Buffy and Spike start dating they begin sharing a dorm room.  (I think this moves Tara in with Willow, but I can't remember for sure)

I could have sworn I remembered more!  Isn't that always the way when you start looking for something?  Any help would be much appreciated!
