looking for a specific Xander/Spike fic

Xander gets taken in by Spike as his 'boy' and Spike takes up the roll of master of the hellmouth. Xander learns martial arts and sword fighting. Gets a job at a construction site where he is injured saving a ceiling from collapsing and then gets in trouble when he finds out the sites been using substandard materials but charging full price. Spike gives him a collar and a jealous vampire who knew Xander in high school gets Xander in trouble about a red truck Spike bought him. I want to say the title has the word rose in it but I may be hallucinating.
